Fire Extinguishers for the Rental Property


If you are like most people, you have never had to use a fire extinguisher.  Hopefully you never will.  Do you really need a fire extinguisher in your rental property?


Fire extinguishers can be an important part of the home and property safety plan to protect your property from the unforeseen.  They can save lives and can protect your home.  The benefit for a landlord in placing one or two fire extinguishers in a home in key locations is to equip tenants to protect the property and also in some cases to reduce insurance premiums.

It is worth checking with your insurance provider as some will lower premiums with the introduction of fire extinguishers.  EMC Property Management  suggests taking the safe route and placing a fire extinguisher in the kitchen and furnace room of each home.  If you have an apartment, a single extinguisher in the kitchen usually works well.  For us, whatever we can do to equip tenants to protect themselves and in turn the property works out best for everyone in the long run.  The most common fire starts at the kitchen and it can be near impossible to put out a grease fire without the proper extinguisher.  The first line of defense is properly functioning smoke detectors and the last is your insurance to cover you in the worst case scenario.  The fire extinguisher works in between in order to minimize damage and protect.

An extinguisher rated with letters A, B, & C covers all different types of fires from typical flammable materials like wood and paper to electrical fires and flammable liquids like grease or solvents.
